There are no parties allowed or unregistered guests. We record all vehicles entering the property and even though our house is far enough away from the guest house for privacy we live on the same property as the guest house .
Parking is permitted only in parking lot in front of guest house.
Keep occupants and guest in only the allowed designated areas at all times (This is the area behind back porch and directly in front of guest house only). Do not allow guests to roam landlord’s property other than tenants designated areas.
There is No Smoking inside the House. You can smoke on the porch but please put cigarette buds in container and do not throw on the ground. Any cigarette burns found inside house or other signs of smoking in the house will forfeit entire security deposit.
Pets must be leashed at all times (even in the tenants designated areas) and there is no free roaming of pets on property at anytime.
There is no excessive internet usage such as downloading large files as Landlord works from home using Internet and needs high speed access. Landlord has right to cut off Internet connection to tenant at anytime.
Speed Limit On Hillcrest Manor Drive Leading to House is 5 miles an hour MAX. This is not a public road and Landlord owns the easement for this.
There is no riding ATV’s anywhere on property and is illegal on the WMA. If guest need to park down in our main driveway and walk up, that is also OK but let us know beforehand.
All fires on property must be done during WV designated legal fire times and fire must be tended to and extinguished after use. Burning season dates: March 1 – May 31 and October 1 – December 31. Burning is prohibited during burning season from 7 a.m. to 5 p.m. See https://wvforestry.com/fire-laws/
Wood is not allowed to be taken from the property woods or surrounding WMA property in any manner. No fires are allowed on WMA.
For access to WMA use trail behind house . Landlord is not responsible for any activity on WMA as WV law will apply.
Please text or call for issues, instead of coming down to house (unless emergencies), as we work and school from home but are busy with timed tasks (like tests), and/or conference calls many days so cannot have interruptions.
Trash is picked up Tuesday night around 10pm. All trash must be in bags or they will not accept it. Trash is collected in front of main house in area where trash cans sit. You need to either bring trash cans down or drop the bags off in your 2 trash cans yourself. You can use container on back cover area to put bags in vehicle to bring down.
The house thermostat is a smart thermostat that is for heat only.
Ground must be kept clean at all times with no trash or garbage thrown in yard. We will charge for picking up your trash on property.
Covers must be kept on couch or chair the entire tenancy
The water is well water. We recommend boiling the water and take no responsibility for any related health issues if consuming it.
BBQ or fire must be attended to at all times and put out. No wood is to be taken from property or cutting of any tree’s. BBQ Utensils are in outdoor cover area
